A minor eventual lapse of a deadline or something but (1) it's better to know so you know what mistake to avoid in the future and (2) if everything you're saying is true, there appears to have been intention to deceive so all bets (for them) are off.

Maybe i am going crazy, (after looking at 4-5 deals a day, that may be true) but i feel like i may be plunging in some information into the rental calculator wrong or there are just not that much good deals in the Torrance Area (in regards to traditional investing). i have done a quite few deals with creative investing in the South Bay arrea but I am still having troubles with the appplacation. can anyone help?

another beauty of real estate and leverage is the depreciation tax benefit.

For an owner occupant it could be great, the beaches are beautiful in South Melbourne Beach.

@Kenny Tan, The only true zero maintenance option is to sell and take the tax hit.

I guess this seems too good to be true, but I'm not even sure what to do next.

I just sold my first deal (closing in 14 days) so Im still not across the finish line, although most of this holds true.

The quality of work was not amazing, but that's true of a lot of flips.  

I looked at their home and its a beautiful 3/2 in a great area and has great potential to buy & flip or buy & rent.
