Has anyone done any flips located near a cemetery and did it effect the speed or price of the sale.

Totally agree with the motivation and desire to speed up turnover.  

I'm a huge fan of udemy and coursera for getting up to speed.

I'm certainly not an expert, but I'm coming up to speed.

For your home use, you can better regulate the size of loads, etc. so the need for a Speed Queen is less. 

If you get past this speed bump and plan to continue to flip houses you 100% need to play by the rules, and it is 100% on you to know the rules.

So I am able to get a lot higher returns on my money because I am putting deals together and I spend hours and hours a week looking for deals, looking for investors, teaching investors our system, managing expenses and cash flow, working with our contractors and title company and our assistants to coordinate the management of our properties.If you want to speed up the process then you will need to be more of an active investor than a passive investor.

I elected for it considering I wanted to use my savings on renovations to get the property up to speed with 2018 & the potential rents I saw would cover the 1st mortgage and DPA/CCA mortgages.

Speed - With a checkbook IRA/ LLC this is less important, but for the initial set up of the account and LLC and funding the LLC is a multi-step process.
