You're buying a limited increase in CF/month...at a cost of the money you got out from the REFI...which you are also paying for.Let the tenant keep buying you equity, and use the refi money as a DP on more cash flowing properties.im just thinking that if tenants stop paying rent for a few months my payment will be less if I refinance. maybe im overthinking.

In this case, I would think this present situation would exponentially impact small government agencies such as housing authorities not to mention the true fall out of this once tenants stop paying rent and emergency rent relief policies take hold etc...I think they will be inundated for several months from when the virus outbreak is actually contained and starts to contract.2) I am hoping that the Federal Government will emergency fund the Section 8 program in order to pay for the tenant portion of the rent.

Hi Caleb,If President Trump follows suit (two card references in one sentence, that's pretty good), he will probably issue more cash in WORKERS hands on a weekly basis, and pull out the stops (a pipe organ reference) for Entrepreneurs and big businesses to create more jobs, as well as close down the amount of people coming into America looking either for a free cradle to grave handout, or seeking jobs Americans need.So I suspect we will experience a swift (as swift as can be) injection of more spendable money to the WORKERS, with continued care to the Cradle to Grave Welfare recipients, and less restrictions on business, because it worked very well when he took over.
