Your seller should be supplying this information to you but there are lots of spreadsheets and analysis tools here on BP with blanks to fill in.

A lot of realtors would claim a property was a great investment but when we asked them what made it a great investment or asked about NOI, projected cash on cash return, etc. we were met with blank stares.

Yes absolutely, but they are easy to get lowered IF you fight them all the way to Michigan Tax Tribunal.I have on several occasions gotten taxes cut to less than 1/4 of what they were in one years time.  

I am not sure about the exact dynamics of the Roanoke market but I have visited the Star City on numerous occasions and Roanoke seems to be up and coming.
