Everything..including the dog house in the backyard is completely updated and absolutely gorgeous.

Also, in some markets, townhouse community amenities (like spas and pools) can demand a high rent premium. 

It's a little over 2,000 sqft, 4bd, with a pool and screened in porch. 

Your PM should have a good handle on what your tenant pool is looking for in a home and what will bring you the most money in rent and entice residents to stay longer.

Figure out who here is giving good advice - there are a lot of people giving advice - it's a much smaller pool of candidates, when you qualify the quality of the advice being given...just sayin'...and Follow those people.  

Remember, Duplexes have a much smaller buying pool, and therefore, smart investors won't be offering top dollar.
