Personally I think Yelp blows because of their stupid algorithm but it sure is fun to read sometimes.

Luckily I have only one terrible tenant and this will all blow over.

I don't advocate for this in most circumstances, but given you're in a tricky situation the only other option that I can think of would be to sell your house - which it doesn't sound like you want to do. 

I am a huge advocate of the BRRR strategy and that is an understatement. 

Expect a no... with THOSE methods.why are you advocating methods that will give you mostly rejections ( your own words)??

I always take them to the garage door opener and show them, the last tenant left this, I don't usually supply one, if it blows you're on your own. 

I'm probably overthinking it, but there is several million dollars at play and I don't want to blow my opportunity by being too eager and coming off as a waste of time (to a partner or the owner). 

I just started in this industry about 3 years back and to this day it blows my mind how little other companies screen applicants.

The 3/10 has almost 100% recession indicator and the only time it was wrong in 60s we went from 10.8% GDP growth to .6% so I am going to advocate for 100% accuracy b/c that couldn't have been fun.Amateurs look to the right of the equal sign professionals look to the left.

(And, have you seen enough Flipping shows on TV to know that rehab budgets invariably blow out?)
