Thank you so much  The line in the sand on this is if the property has been permanently affixed to the ground and you own the land not lease the land.The reason being 1. if the mobile home isn't permanently affixed to the foundation it's not considered real estate, it's considered a travel trailer/personal property like a car and 2. if they pay a lot rent, they're technically leasing the property from the owner, they dont truly own the land and have rights to transfer the land to your end buyer.

I have a buy and hold portfolio of 8 properties with 1 partner (my mother in law)The good : -2 incomes to pay for properties creating leverage to buy additional properties-We were each able to get a $100,000+ line of credit-Twice the income to factor in our debt to income ratio to help qualify for a higher number of permanent fixed rate loans-2 people to split the workload ; pick each other up when the other is down etcThe Bad : - Arguments- Easy to fall into an "all business relationship" hurting our personal relationship (can bring you closer as well depending on how things are going)Overall -- I would recommend always having a partner.

It's funny as now our tenants live in bigger homes in better neighborhoods than we do, but it's only for a few years and worth the investment as we're not looking for something permanent here, and nicer homes won't cash flow as well in this area.
