One of the best things, that can even be more valuable than training, is mentorship.

She's someone I built a trusting relationship with so it's valuable to me but just having a property manager that won't steal from me just isn't enough. 

I agree separate bank accounts are valuable to your rentals but simply using separate personal accounts are fine. 

What’s the most valuable part of your pro membership?

Nothing is as valuable as a few battle scars and some experience under your belt.  

The land is too valuable for abandoned or condemned properties which I wouldn't mind because I like to be hands on and do repairs myself.
