These are things I would never have imagined being an issue, and I'm sure there are more crazy problems out there.If there is a property at the sheriff's auction that you absolutely must have, you could order a title exam ahead of time. 

Realtors have pushed the issue to get laws restricting some wholesale sales without a license.

In addition, we also noticed a wall is "bulging" with signs of the foundation behind it pushing on the drywall/cement.

If you offered a well priced deal that a potential investor could make money on you'd be ahead of 99% of the wholesalers that exist today.
