I've had swings of several thousand dollars at the closing table because the reo company will say no to almost all closing costs and you have to push back.

I rented out the upstairs unit of my house which consists of basically a whole other 3/1 house...lol  From there I started a flipping project with a partner who went through a nasty divorce mid swing and the project fell apart (still trying to salvage some pieces of that adventure).

That doesn't sound like good terms at all, any thoughts or suggestions, thanks If you can swing a gov't subsidized Fannie/Freddie loan, you will always get substantially better rates/terms/conditions than what non-subsidized commercial lenders offer (which incidentally always makes me LOL at residential LOs that identify as libertarian...).You haven't posted anything that is automatically a deal breaker for Fannie/Freddie.

I will definetely consult a lawyer to draft us an agreement that has in paper what a buy out will cost, what will happen if there is a death and possibly set up a 49/49/2 voting rights with the lawyer being able to swing vote in the event of a total disagreement.

Tenants are not to be trusted to be responsible.Absolutely not something you should allow a tenant to have.No fire places, pools, fire pits, trampolines, swing sets, etc.
