The seller is on board with seller financing and we choose to only thoroughly look at 2 properties, run numbers, in hope of coming to an agreement on price and then using that model across the board for ALL the rest of the properties..What I'm finding it there is ALOT at stake for both sides of the potential transaction.

Coin-ops are typically done two ways, 1 is to purchase the equipment and the other is to do a lease revenue share model.

I only look for HardiPlank siding, no stucco or LP.

I wouldn't see too many A class neighborhoods fitting in the model though as you would probably need to buy at too steep of a discount to make it happen.

Fixated on Real Estate is a really big one in the area that would seem to match well with the model you are trying to emulate.

You can tour the model homes and see what the builders are doing. 

I have had good luck with Glacier bay 1.28 gpf at home depot (Consumer reports likes this model as well).
