It's hard to tell the intent from your post.I'm a Mortgage Banker in Austin and know of a JUMBO lender that would do your deal as long as the LTV was limited to 80% and borrower has 2 years tax returns showing enough income.

Having been both a mortgage banker for 18 years as well as an insurance agent for 3.5 years, I can tell you, the lender has the right to require you to have coverages that secure their collateral.
