Numbers are almost impossible already in CA, but then if you're talking about going the FHA loan route (not sure if you are, but just presumably), I would seriously run the those numbers and get a reality-check on what you're doing.

If the answer is yes then when you purchase a property number 1. cashflow would be the "non-negotiable" and you want to find deals that have strong cashflow, typically if that is the case you normally would not see a lot of appreciation unless you have a strong equity position in the deal.Many people, and myself included buy deals based on the sexy term "Cashflow" to tell people what the return is they are getting. but the reality is that if you do not need the cashflow today, maybe you purchase properties that are going to appreciate  more then the cashflow.. meaning a little nicer home that will go up in value and you can forgo the cashflow in place of appreciation...

The biggest concern i have is kitchen sinks drains slowly under the house found alot of outdated cast iron drain pipes.

In reality you could buy 2 4-plexes with the amount you have saved up.

The reality is you want them not to pile stuff on top of whatever you use to conceal these.

So in reality the maintenance/cap ex will be less for first 10 years after a rehab and more from year 11 until forever (or the next complete rehab).

The main water and sewage lines are in the center of the building but there are sinks off to the side where the dripping is.

Mine is all one room the only door is the shower/toilet. the sink is even in the main room.

I just had a wholesaler try and tell me a property only needs $1K, when the reality was-- it needed $15-$25K immediately.
