Sure I pulled the 98% number out of thin air but I would say it is reasonable. 

Hey guys,So I have my primary residence in Dallas and have been renting it out on Air B&B and living with my parents to see if it would make enough to justify as a rental (which it does thankfully).

Beside the HOA fees their pretty cheap and I think there could be a lot of money in them; buy and sell with a tenant, long term lease with tenants, or even short term Air BNB. what do you you guys think think?

Then I began stopping by the 1st of the month to pick up checks and install new furnace air filters so I knew my $5000 furnaces where well maintained. 

My brother and I have inherited and old Victorian home that’s completely payed off that I believe needs quite a bit of work (foundation, roofing and no central heat or air in place) but we have little capital.

Both single-family, one currently being rented out via Air BnB.Both of these properties required our own cash, aside from mortgaging of course, so I was curious as to how you go about this process or if there is a standard way.When I say 'raising capital' I am referring to if we wanted to get a larger multi-family or commercial property.

I am an Air Traffic Controller and will be doing that as a civilian.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

My 2 small(er) places both do very well on VRBO, better than AIR...

@Tyler Haanen While we’re on the topic of appreciation/depreciation, its kind of up in the air as to what the future of the market is going to look like (not that we ever know, but now in particular).
