So selling his home (our rental to the care home organization) is not an option.One other choice is to go ahead and sell our $450K home, get the new $355K home (brand new) and use the balance to pay for our daughter's college.

Just curious as to what software and systems people are using to 1) find information2) keep track of everything we need to keep track of 3) stay organized etc etc 

I have not organized funding to purchase directly.But then you mentioned assigning the contract with zero closes (aka omitting the title company).

I'm not quite sure if organizing an LLC would prolong the closing process or if they are quick and easy to establish... 

Hello everyone, anyone can direct me to a good handyman that's investor friendly in price and gets the job done who are neat , organized, and knows how to repair correctly the first time.  

One organization wanted it to count at all, another would only use the data on the tax returns if you didn't have it, other would lose a lease.

It also has an awesome mobile app that helps us stay organized on the go..

Aside from the obvious communication and punctuality issues, here are a few more:1)  Organization:  I like a contractor that gives me spreadsheets and breaks down the rehab by project.
