An investor could purchase a 3 bedroom/1.5 bath , 1,200 SF “move in ready” property in Cleveland around $55,000 (off market) but in Columbus the starting point for a comparable property is nearly 2.5x due to market appreciation with much more competition.Other potential factors that could play into market appreciation in the future is the new MLB Baseball Team, the progression of The Cleveland Browns Football Team, and The Cleveland Cavaliers NBA Team.The first year market goal is to own ten rental property units providing safe homes for good tenants in an up and coming area with greater potential than standard appreciation, which is 2% per year.

New Public Schools.To replace the aging ones.Cafeteria space is already there, bathrooms already there.Easily patrolled (because many American Schools need a police presence).Gates can be slammed down over entrances to help with the needed lock downs.Lots of parking, and probably a lot of room for growth.Plus they are pretty inside.J Crew could be 7th grade, and JC Penny could be 10th grade, etc...Tear up part of the blacktop and put in a Football and etc...field(s).And kids like to go to malls!

So, since I'm at a crossroads, I blocked future bookings, and only have a few more this month; so this would be a perfect time to change strategy if I wanted.The options I see are:1) Find another local cleaner, and spend many long evenings over the beginning period monitoring their work;2) Hire a local STR property management company to deal with it;3) Scale back my operations significantly - I realized that by only renting the property out on football game and graduation weekends, that I can probably make 70-80% of annual expenses and use this time to reset;4) Hire a local individual to act as a personal property manager;5) Move away from STR (at least on these two properties) and pivot to LTR;6) Pivot to Medium Term Rentals since the properties are already furnished.Regarding #1, this is kind of business as usual, but would have me learn from my mistakes on the first cleaner and hopefully not repeat them.

If mid-lease inspection has uncovered a ceiling fan and two light fixtures that need replaced (broken by kids hitting then with a football), do I send the tenants a bill to pay now, or deduct out of security deposit?
