On one hand you're getting your money, on the other hand it is late and every contact is confrontational.

There's nothing wrong with telling your tenants to leave by 6pm on a particular day but if they don't, you shouldn't confront them or try to push the issue.

Thats all I will say 🤐🤐I would be very careful doing this on an occupied house... quick way to get confronted or worse.This doesn't sound like a deal. 2800 SF is a LOT to renovate.

Not usable tactics for hobby/part time landlords.I have pushed tenants to the point of them losing control resulting in physical confrontation.

I also strongly want to avoid legal confrontation.   

Parents confronted renters, told them that leak under the slab is very expensive major problem, flooded floor from broken washer was less of a problem. 

This doesn't need to be confrontational, but the conversation really needs to happen. 

However, by mentioning you are an investor and using terms like "I'm sorry, but..." and "I'm afraid that..." you present yourself as non-confrontational which will help her empathize with your position. 

If he's almost done, I may wait until he's fully completed the work before I confront him.
