There's nothing wrong with telling your tenants to leave by 6pm on a particular day but if they don't, you shouldn't confront them or try to push the issue.

However, by mentioning you are an investor and using terms like "I'm sorry, but..." and "I'm afraid that..." you present yourself as non-confrontational which will help her empathize with your position.
