I am located in Arizona and have been in manufacturing for 20+ years while my brother is an experienced contractor based in California. 

First off, let me start by saying I logically understand a winers attitude is not based in victim mentality.  

Since I am most familiar with SE Ohio, I plan to start my search in Perry, Vinton, Hocking, Athens, Meigs, and Jackson counties, if you have any contacts in the area or deal with properties yourself in this niche market. 

I would deny based on whether they had an outstanding debt/judgement to the prior landlord.

Because the property is so unique pricing likely needs to be as well, maybe consider that based on the property needs/maintenance and location you may not want it consistently turned over so maybe you open 28 day slots and allow use with a 1 time per month turn over.

It’s got that Midwest vibe—cheap land, growing demand from remote workers and families—but with less competition and rents still climbing (5-7% yearly in some spots).For a Seattle-based investor, it’s a no-brainer: skip the $700k fixer-upper down the street and grab a passive stake in a rural 12-unit property pumping out cash flow from day one.

If it is a contractor that is more organized they will likely do this already, if they are shooting from the hip "based on experience" they will likely just give you a total $ value. 

Don't change jobs or income yet.Once you do and you think you can manage the payments based on your new income, maybe once you get the rooms rented.Then if you want to switch there are plenty of opportunities.

Does anyone have a "program" or formula to use to establish a reasonable list price based on current income and expenses.
