The only reason we don't qualify for traditional lending is because I took some time off to help my terminally ill father, and my husband has been in a commission-based role for less than a year (the lender said you need 2 years of history for that).

My guess would be that the Mortgagee would be first Leinholder and you would be second.

I purchased a property in Chicago in 2024 and pay $400 a month for my water bill (unmetered).

I have deals of all kinds, right now on my last three deals for some weird reason one come from wholesaler, the second from MLS and the third knocking a door.Having a partner in looking for deals is critical so you can brainstorm and make sure that is indeed a good deal.

However, my portfolio is mostly B2B and the businesses I work with are comfortable paying the nonrefundable fee plus the refundable security deposit. 

I've purchased homes for my own residence, but never an investment.
