For what it's worth, in my town, I bought a duplex across from the high school, and had no issue with the appraisal coming back lower as a result.

She then responded tenant: "well i dont think you can actually do that without an eviction notice but we will remove our things accordingly" I'm not sure exactly what she meant by that but I responded: "actually eviction doesn't apply because you committed fraud on your application and lease which is null and void"she had no response after that.

My mistake was not so much hiring the bad remediation sub because I had no existing relationship with a remediation company (but I maybe should have received recommendations), but not firing him much earlier as there was a plethora of indicators.  

Before this, I had no background in real estate, but knew that I had an interest for real estate and my community. 

But, the subprime loans that wrecked the economy were loans given by non-banks (who had no CRA requirements to lend to anyone) that were sold to wall street banks who sold MBS and CDO's of MBS. 

I even called Mr Cooper and talked to REO folks who wondered but they had no direct person to contact about this unique situation. 

Everyone comes into it thinking they will have it all sorted out in a few weeks too a few months, and universally the first thing that happens is the shock at all we do, I hear it all the time "holly-cow, I had no idea there was so much to it, wow, this is going to take some time for me to wrap my head around all this, it's so much".

However, it the title insurer had given a Closing Protection Letter, it may have a responsibility to deal with the lack of a CO under that.I don't know where you got your understanding of the rules of law, but I've never seen that and if an attorney I hired suggested naming parties who had no possibility of liability to a suit, I'd probably get a new attorney.

I've had no luck with real estate agents that are knowledgeable with the area.
