If I have an example that came from someone here on BP that shares the same principles and uses similar strategies  on Flipping and Buy and Hold Investing it would speed up the process and keep me from making so many mistakes.All of the forms that came with Brandon Turner's book "Managing Rental Property" made it a snap to compile 90% of the forms I need.

Yeah rode my 21 speed bike through different neighborhoods (did not own a car).

Then it turns into more of a mixer where everyone can move around and network on their own.The other would be to set up a more formal "speed networking" type scenario.

The unit has a two-speed blower (I ran the electric) & heats that 1200 sq ft ranch like crazy.

Banks are just more headaches, so there's a hassle factor as well.Mainly it's about closing speed. 

It could also be a speed of closing issue.

I didn’t bother maintaining (painting/staining) the last few years since I knew I would replace it soon, which probably caused decay to speed up.
