Good morning BP,Trying to complete the second to last "R" (Refinance) of my BRRRR Project, Looking to find a lender that can do 75% - 80% LTV. 

The difference is the "verified" entails a hard credit pull rather than a soft one, and also requires financial documents to be uploaded.

I would go to the city, early in the morning before the inspectors leave, and just talk to the inspector that gave the 'stop work' order. 

If I was in a soft rental market I would be willing to list my unit a little below market rent to fill the vacancy quicker and to get more qualified candidates.

This market is soft enough that you can work hard to find the right deals and if you find your best stuff 6 months from now, its not as if you missed a good market.If you are looking to do commercial, you will want those 2-3 months to do your due diligence before making a purchase decision.It sounds like you are going to have a fantastic time building up your portfolio.
