I am switching from flipping homes to holding multifamily...need something more passive; so, I am getting up to speed on this space in the market.

I'd second @Michael J. first option and add an alternative route you could use to speed up the capital building side of it.  

The issues come later:When a deal goes south, when an investor has their attorney get involved or when other things might happen where third parties get involved (estate matters, legal matters) that's when the origination of their loans surface and that's where folks get nailed.What you may have meant by "soft" might be where eyes are turned away from some matter by a regulator, like a cop not giving a speeding ticket, at one time, there were various issues where I'd let something "slide" as there are considerations to enforcement, won't go into all that, but it doesn't mean it can't be serious.Those matters that later go before a judge where a violation is not brought against someone doesn't mean that judge isn't aware and takes that into consideration.

Even just scanning the top of the newsletters for any important news will keep you up to speed....

@Greg Dickerson, if you line up your potential buyers list before you sign an option to purchase, there is no anxiety about speed of purchase.

If I have an example that came from someone here on BP that shares the same principles and uses similar strategies  on Flipping and Buy and Hold Investing it would speed up the process and keep me from making so many mistakes.All of the forms that came with Brandon Turner's book "Managing Rental Property" made it a snap to compile 90% of the forms I need.
