Can't you just print a standard purchase contract and fill in the blanks including Earnest money, Closing date, and Purchase price.

Jason,I occasionally see listings in my area that say "seller's _____ is a licensed agent", where you can fill in the blank with a variety of family member relationships (brother, husband, etc).

I do most of my own maintenance, but I do farm out HVAC on occasion or other major work that an individual cannot reasonably complete.  

At this point I'm thrilled that I've read Rich Dad's books and found Bigger Pockets to fill in the blanks because they have both changed the way I look at the world in a tremendous way, best of all I have this understanding before I've ever even bought a house.

I have had that on occasion recently, but a few moments later the browser reload button gets me back to the desired page.

I only see on rare occasions where a very poor person with drive gets awarded a scholarship etc. for applying themselves.

Hello All,I was wondering if anyone had a blank contract that I could reference and use when working with a general contractor for my first flip.

I would send them blank copies of my purchase agreement template and just ask, "If I bring you a signed copy of this form, can you close with it?"

I even have a blank 7 day notice signed by her so I can serve the non-payment notices.
