We don’t have enough equity in our primary residence to tap right now. 

I'd like to be able to put down 10 or 15% but I am finding that it is a little more difficult to buy a duplex than it is to buy a single family residence.

I'm still doing my diligence on them so, again, not recommending them at this point but they are San Diego based and tend to loan on San Diego residences.

This will be a primary residence home and the ARV should be around $150,000.

This is my first post and I thank you in advance for sharing your expertise.I currently have a real estate perdicament for which I could use some advice and I expect that my experience is a relatively common one.I currently own a 3bd/2ba SFR in Oklahoma City (OKC) which I purchased as my primary residence in February 2016.

Therefore, we do not have a primary residence where we can get a HELOC.We were planning to purchase a rental and take out a HELOC on it, but have been unable to find a lender willing to offer it on investment properties.

Take the equity and use it for a rental in another location and use your vacation for your primary residence.
