@Mike McCarthyI'm not a tax expert but for my understanding the IRS considers seller financing to be an installment sales contract, sellers have the opportunity to spread out capital gains taxes over the duration of the installments (5  years in our example) which means that each year he can find other expenses to offset that income. it will be very difficult to find write off on a high amount in one year.

If you have to much consumer debt, I.E. credit cards, installment loans, car payments things of that nature, then just get rid of $133.00 a month in debts to get down to the magical 45% that, that lender wants the debt ratio at?

Looking to buy a property that has no gutters installed and as such, there is a lip around the home of brick where water drips down and seeps into the window cavity.This has generated mold on 2 walls of the home (brick construction) but it has been localized only on 3 windows underneath them.
