Can’t say enough how excited I am to really learn the in and outs of real estate with this property.

Granted, I do have great pictures of the property when its vacant, so I was wondering if I could just use those, clean up, and have the property ready for the new tenant to move in within the same month that the current tenant leaves... all without ever showing it in person before-hand. 

Why wouldn't you just install 1 of these units in units 2 and 3, and they buy what you want for your personal use?

Their personal income doesn't support the purchase, but the income from the property makes the deal work. 2.

Monthly joint income is 7X the rent and one credit score is 630 another person is: 712.

My only issue is the owner doesnt want to share pictures of the inside of the home due to their own personal feelings about how the house " looks" wants to sell as is inlcuding leaving everything in the house.

I use and outside company to screen and it's typically only $45 for me per person and I ask the applicant to pay the fee.

Lesson learned - always bet on the horse, not the jockey.

I am excited to keep learning and to start out in real estate investing.
