@Dillon Seal   Most HML have it in their contracts that you cant live in the property until you are out the loan.

I’m using a land contract to take possession while I use my own money for the remodel.

She is risk adverse (but smart, a great saver & frugal) so we played Let’s Make a Deal.

Problem is, most PM contracts do not have a "termination for non performance" clause, and you will end up owing the full term of the contract.

Hi there BP members, I am 20 years old and currently self employed through contracts with 7 months of consistent work and am receiving a diploma for Business Administration: Marketing from NBCC this spring.

We signed a contract for six weeks timeframe for the job to be completed.

To put actual numbers on things, I bought my first investment property at 5.25% interest in Feb 2018, and am currently under contract on my 5th property which is now at 5.875% interest seven months later.

@Ashley DavisPermit responsibility can be outlined in the actual contract you signed with the general contractor and they will charge the cost of any permits required. 

We're getting our first SFH under contract, and I just got the lease for the current tenant - it expired in 2017. 

My contract with them has $1000 fee for breaking early.
