You need a seller who has standing, that is, Capacity, Powers, and Authority to pass title.So, someone with either need to become appointed administrator or follow as zip your process that your state IL may have for an informal or summary probate.

Hello Folks Heres the deal (no pun intended) i'm a realtor and every once a while a client walks into the office and is a tenant and their landlord has abandon the property. in this particular situation the landlord who left the property isn't the owner but his son the actual owner has passed away, so my client who walked in says shes has been having a hard time with the son who hasn't done much to up keep the property and has just been taking the rent till one day he decides to up and leave. so now shes looking for a new place to rent but now the same time this 3 family home sits vacant shes the only tenant till she finds a place.

I'm not sure if the seller would be willing to negotiate down further or not, although we are still higher than the original list price, so theoretically, she should still be happy.I did just run numbers on approximate rent and a pretty good estimate of monthly expenses based on our other units in this complex and it should conservatively profit about $1100/month (after all expenses, capex and turnover).I've also gone through and done a first pass on rehab costs and those will come in at approximately $20,000.
