I'm looking for some guidance from some of the more experienced California flip investors in luxury homes to see if they might use a matrix or formula to plug in a set of  rehab estimation numbers for a luxury rehab as they are initially looking into the potential of a project being an acquisition candidate before they actually walk the property.I can typically create an estimated improvement budget for almost any commercial property in both office and industrial for proforma purposes before visiting the property, but residential is a new animal for me. 

There are so many books discussing general knowledge on commercial leasing but it's somehow limited on actual owners/brokers' experiences with the industry whether it's for retail or office space. 

Buying an office to house one of my full time workers and for myself in GA.Office is nice but hall entry real wood floors need re-sanding and poly coat.

Neighbor disputes were more easily resolved with the police and code enforcement before (and in this case really, since the HOA is not doing anything about it).

He simply told them that this was not his area but to write out a complaint and mail it to the office.

@Emily T.The short answer is 10 but you need to work with a loan officer or Broker who knows how to structure your deals correctly from the START.This is key to being able to get this many.  

Oh, you'll have some naive loan officer tell you otherwise, however at the last minute they will require you to "temporarily" deed out and vest as an individual.

Just check the local police and get the comparison from last year to current.

I plan to talk to my loan officer tomorrow but I was wondering if anyone on BP has any experience with HomeStyle loans for half-plexes.
