All too often I get the feeling that most here on Bigger Pockets operate under the terms "It's my way, or the highway".

One thing I did see on a bigger pockets post was that to calculate maximum purchase price you want to use something like 70% as the margin (ARV *. 7 - Repair = maximum purchase price).

Quick edit to ad I have checked the bigger pockets directory for HML, but I’m still looking for recommendations for local lenders willing to work with a new but knowledgeable investor.

I have been lurking on Bigger Pockets for sometime now and have finally committed to taking action on my goals for 2018 (mainly, purchase a 10+ unit apartment building) so I figured it would be best to introduce myself the the BP community and start networking.

Doesn't matter what company they are not going to feed you great leads and just plant money in your pocket with little to no work.It's not the company.The people that make 50k a year think a company will make them successful.
