@Vanessa Montoya - I know IL is one of the few states that still does this, but do you have a real estate attorney or someone to be handling title, not you?

There were some last-minute issues with the title but our RE attorney was great and resolved the issue in time for the early closing.Yesterday on the 3rd, I went to sign the paperwork with the property insurance agency at which time I was told they put the wrong address on the quote and after making the correction the premium went from $2,600 to $3,900 annually.

@William JosephIf the previous owner doesn't want them, contact a local attorney familiar with abandoned property law, specifically as it relates to firearms.If they're yours call up local PD, tell them the situation, and ask that they check them out for you. 

@Denise Pauzano unless you know the law inside and out, I always recommend hiring an eviction attorney the first couple of times.

We do not have to pay any additional costs for the extra 6 months, which is nice.When working with F&G, you do have to sign a power of attorney form.

Talk to your attorney- depending on circumstance an LLC may not necessarily be the best option for protection without the headache dependent upon what your goal is, your net worth is, property value ect. 

My attorney reviewed the title history and determined a couple of extra affidavits that will also need filed.

Have an attorney who’s done land contracts right out the article of agreement .

My eyes always gloss over when you attorney start telling me about the title problems.
