I found this deal through an off-market facebook group.

I was turned off by the local REIA chapter and am seeing a lot of the "Guru" types on Instagram which is a hard pass for me.  

Recently we actually had a guest who was part of spring training - he wanted his girlfriend to stay in one of our resorts, so she would have access to the amenities while he was off training.

I’ve done some highly profitable “one off” deals in my 40+ years (and a few that turned out losers!)

If the damage amount is low you may want to move on and write it off. 

Are they auctioned off at the same time? 

the wholesale facebook groups are a great place to start for finding deals on land off market etc . realtors can also assist with on market land that are both with and without plans already approved

I would work with an investor-friendly agent who focuses on cold-outreach methods like cold-calling, cold-texting, etc to bring you off-market deals.

Unfortunately, plumbers are notorious for being very ignorant and notorious for ripping off their customers.
