I would prefer to lease whole lot to one tenant, but am open to leasing sections for vehicle parking.I would appreciate any advice or input on how to best go about marketing this myself.

My guess is that eats up most of your profit - so no reason to do the 1031.A reverse exchange could be used for the construction but, you only have 180 days from the day we take title to the lot to complete the construction. 

Obviously, there is a lot to learn with all of this but I am eager to put in the work.

@Dan GrimmYou need to do a title search on the asset and yes you need to be more informed that just a first mortgage as it depends on what position loan is foreclosing and are their super liens that trump the lien being foreclosed such as hoa liens, utility liens and taxesThere is a lot to uncork with buying at foreclosure
