I am looking to buy a brownstown in the Brooklyn neighborhoods of Bedstuy, Bushwick and Crown Heights and it is challenging in such a hot market. 

If you go out of your 7 block range or so then you'll need to take into consideration what kind of an area your using as a comparable is it better or worse than your area and make adjustments for that.

@Mike Young - Neighborhood is definitely something I'm trying to keep in mind and the SE side especially around wellington heights has a bad reputation.
