When I purchased the first duplex 24 months ago, I simply wanted to live rent/mortgage free and had no intention at the time of being an investor.

However, I have converted LTR units that I have had with no W/D in to STR and have had no problems at all as long as the guest is aware upfront.

I had no real back up lender at the time.

@Nkechi Jarvis likely agent had no clue what he was doing.

When money is handed to people, they have no appreciation and learn nothing, because they had no struggle.

Worst case scenario is that they are both TOTALLY destroyed and you had no idea - but call if $30,000... but in a couple years, you winning the offer could generate way more than that. 

I had no idea some lenders would accept expected rent.  

If I was the seller (or sellers agent) and received a 60 number list, my guess is that they never looked at it, Planned on hitting me on inspection or had no clue what they were looking at when they walked through.

However, I have had no luck finding any that are nearly or already rent ready.I was wondering if any of you all have properties that have good, positive cash flow with single family homes?

I was left with no choice but to borrow money and transfer the $2000 but had no idea of the damage, any documentation or pictures indicating this serious and grave situation to the current tenants and the conditions they were living in.This was all over two weeks ago.
