At the moment i am tired of dealing with administrative stuff but i will pass your information to my co-investor who might be shopping for new services to avoid what i have been going through.

When your equity begins to exceed your closing costs  (as well as the extraordinary expenses that home owners absorb maintaining their houses) you've passed break even.

We manage ourselves and the cleaning and tax gets passed through to the renters.  

They may still use those pools to reverse-syndicate apartment deals, but you used to have to push 50 or so investors to them before they'd entertain raising capital for you.  

Do you feel that if the LNG passes it would create more jobs in the area?

If you are very conservative with the numbers, when you find a deal that passes those numbers then do it!
