So from reading several posts regarding LLCs and REI, it seems pretty obvious that you don't need to, nor should you, start and invest using an LLC until you are much deeper into the game.

I've recently started looking out of state and employ the same search method and it's already netted me 2 deals this month : )For the local deals, I would go to the house myself and since I've done about $250k worth of rehab work on my own properties, I generally know what it will cost with my team.

I once read that 75% of goods from overseas comes from Houston/Galveston ports.

I've had new VA clients this year miss out on properties in multiple offer situations by asking the seller to pay their closing costs (against my firm advice to the contrary) because of something they read online or someone told them about VA loans.

Be sure your house is completely dry via moisture readings all around before you treat for mold and hang sheet rock.I would also advise you to hire a profession to spray for mold and get a certificate.
