@Pavel UshakovLet's plan for end of the day Tuesday like 5 or Wednesday morning anytime. 

On tuesday they start classes from 830am in the morning to 330pm in the afternoon for training, not licensing training, but how to actually do listing presentations and prospecting and all that stuff.

And in the state I am in today  Oregon  its now state law that you can put an ADU on any R 1 zone  as long as you meet set backs and parking. so just my musing this morning. not to mention one last thing those that are smart get their homes paid for especially low end homes so why would they move from their paid for house.. there are a lot more free and clear personal resi's than I think investors imagine. 

Mail their notices first thing on the 6th morning and don't allow exceptions.

Keep in mind BK attornies are notorious for filing BK the day before or the morning of the sale.. its just part of the business.. you spend all this time get honed in on one property and boom its gone.this is why to do this business you have to spread a wide net ..
