I just signed on legal 2 family house in New Jersey 2 bed 2 bath.Listing price was $380k but I signed on $315k.I need to keep the 2 tenants till closing date.

What will get you out of bed at the crack of dawn, and make you push through the hard days? 

I've found a property close to my old job that I'm going to return to, saving me a 30 minute commute time. also because I previously quit my job that I'm returning to, I have a nice savings that I withdrew from my retirement (7k).It's a 7 bedroom, 2.5 bath, with additional separated 3 bed, 1 bath aparment behind, all sitting on 12k lot with 3500sq ft living space between them. as far as I know it's been built in 1950, but I'm unclear right now what has been updated and permitted correctly.

(2 bed, 3-bed, condo's, apartment buildings, etc)Are they the sole owner of the buying decision or do they have a partner or lender they need to consult?

The key here is "desirable" area, which in most Mid-West, Southern markets will be around (in most cases) a price point of $80,000 for a 3 bed 2 bath home. 

it has 3 beds and 2 bath , the kitchen needs remodeling , the bathroom needs work , and just overall everything needs work BUT im thinking if its 50,000 now and i high ball the repair cost to 40,000 thats still 90,000 and i assume if it sold for 120,000 at some point it can come to 120,000 again . me and my buddies are wanting to get into this property to get started and get our hands dirty to see what this is all about .im open to opinions and criticism i just need advice really . 

However; one of the Christian ministry groups went against the lease and put it on airbnb, with 32 beds in the house, and I had to ask them to move. 

Both have one bed, one bath and a two bed two bath apartments in them.

Purchase price: $103,000 Cash invested: $32,000 Sale price: $175,000 3 bed 2 bath SFH in jenks ok.

Selling price: $85,000 (includes furniture, appliances, beds and bedding, dishes, yard equipment, etc)10% down payment: $8,500 House is turnkey and sale price is average for area.
