It's an opportunity for startups to introduce their products, should be a lot of interesting companies to see.

I would love to tell you to be warm hearted and give them a desperately needed break but,your rental doesn't sound optimal for her poor health to deal with safely.They need a one level ground floor unit to keep her safe and you away from a potential lawsuit.The first time she tumbles down the stairs and gets hauled away in an ambulance you are going to hear from their attorney crying "Well you should never have rented to them you greedy slumlord!!"

On a side not, I've often thought it such a paradox that the people who need to be the best at numbers (the poor) are usually the worst. 

@Sean Gallagher,1. a 1031 always starts with the sale of a piece of investment real estate (type is not important just that it be investment and held for productive use in business trade or investment).2. 

Like I said, if they can't explain everything and answer all your questions on the spot, then they don't have enough knowledge of their product, therefore you're not getting your money's worth.

Obviously it's a good loan product for those that qualify, but it sounds like there are certain restrictions that aren't working for you.

@John Suralik  kris is talking about sub too.. and this is why I really take offense to these types of things.. he buys it knowing the loan is not in his name so if he walk he could care less its the poor seller that got duped that gets their credit trashed..
