Hey Matt, I own 2 duplexes here in Columbus, Ohio and I would say that buying duplexes in an appreciating area would probably be your best bet.

If you own just the land, wouldn't the builder be responsible for anything concerning the building?

BUT I know some business owners who do this on their own as well. 

I would definitely have a red flag raised for future dealings with this tenant if they didn't own up to it. 

Own a rented out condo free and clear, and looking at options on doing a cash-out, not for real estate purposes.

Tenants have a leasehold interest in the property and are under no obligation to let government agents in to inspect.

I have the time, and the smarts (which I don't think really takes much) to sell my own properties. 

Unfortunately, I'm not allowed to attend any seminars or classes (due to budgeting issues), and I can't study for a real estate agent liscense and join a club until I'm 18.

I'm looking at home equity loans for another rental property we own currently.More than likely, we'll have to put the property back on the market and find some cash to cover the difference between current construction draws and sale price.It's an expensive mistake - but we'll be back again to fight another day.
