The only cost associated would be if greater than $250k (mine is not) and that would be the cost of a full appraisal vs the drive-by I'm getting for mine.Also, perhaps consider a 1st position HELOC that replaces your mortgage altogether.

For scenario #2 and #3...I talked to a lender yesterday...no doc LLC loan (appraisals and credit score), 30 year fixed, 5% interest with no origination or points if loan is above $300k.
