I.e. with your $600K to $700K you could purchase a whole community of houses or an Apartment complex.

Although I do believe I must experience so that I can find the niche that is most applicable to me.

I can get it for 167k, which is the highest price paid in the community to date.

I choose the tenant based on credit and rental history without any set ratios as the quality of applications varies from one neighborhood to the next.

Jason Jones 21day is for landlord to return deposit to tenants and I am not sure it is applicable here.

I worked as land manager for one of the largest home builders for three years just prior to the crash, but was only responsible for property due diligence, and construction of roads, utilities, and site work for large projects; not individual single family home rehabs or individual / small scale new home communities.
