Andrea,My corporate office in in Chicago and some of the 2-4 units right now offer a good price point and cash flow. 

After a year I would move out and rent both units out while living with my parents.

I think it might make more sense for me to continue to rent my current apartment due to the conveniences and being able to walk to work versus moving into one of the units in the multiplex as I had originally planned.

My deals were apartments with more than five units, which I never see talked about.

What do you consider a small apartment building 4 units or 20 units?  

Has anyone successfully purchased self-storage units using their Solo 401K?

I've been searching for a while here on BP but have not found a thread related to my situation:I've been renovating and renting a property for just over 2 years and may be in a position to sell/close in the next 30-60 days.I am trying to cut-off major projects at this time to make a clean break, however we have committed to replacing windows in one of the units (windows are already ordered), with total project lead-time of 45-60 days (windows have been hard to get for the past year).In the event we have a closing date PRIOR to window installation, how should we handle paying the contractor?

If you're expecting to lose $250 a month from the get go without calculating all the other costs associated with renting a unit, its going to be a big time loser.Remember, cash flow is always king!
