Multiple investors pool their money together to be able to invest in some sort of real estate strategy.

What you really want is some sort of construction financing. 

In my experience, chevy chase, beaumont, the area around chinoe rd, and the neighborhoods sort of southeast of campus are fairly nice. 

@Brie Schmidt One item to note, I sort of touched on in my earlier post where I mentioned the distribution and contribution on property but thought I should outline a bit more...Because you have financed properties (if I understood correctly) you want to be very careful about moving those under the corporation.

There’s nothing wrong with that—it’s sort of a right-of-passage to get to the big time...if you survive it. 

The only exception I can think of is if you're doing some sort of portfolio lending.

Searching Craigslist for FSBO's, - Most of these are usually wholesalers from my experience, but once in a while you find a deal on there, and it doesn't take long to search them, especially since you can sort by zip code radius, price range, etc.4.

Both properties have passed their respective 40-year recertification and are in a very good location for this sort of asset class.
