After I agreed to the $2000 flat fee, John talked with three other builders, signed a contract with one of them, backed out of it, and then signed another contract with another builder. 

You are smart for not getting suckered into courses that offer little or no insight apart from the usual marketing platitudes. 

House hacked my first and have my second under contract.

Not even sure how that was even possible, as my contract clearly states everything.

It's one thing to rant about dissatisfaction with terms of a contract (after you've willfully signed it), it's quite another to suggest egregious violence because of it.

The single family home was purchased at close to retail value and would say ARV is around $300k-$325k with $10k-$15k invested into the rehabWould a HELOC be a smart option for me to use from my primary residence?
