Hello,I am looking for information on down payment assistance (grant not a loan) for a property I have an accepted offer on in New Bedford MA, It is a 3 family and I am a first time home buyer.

So for all practical purposes, when the dust clears, I would be buying at full retail, if not more.  

Two years ago when the entire market was red hot most listings in my area required a pre approval or proof of funds with the offer if I remember correctly. 

Anyways, I appreciate any insight/guidance you guys can offer.  

These properties are NOT under contract yet but I need/want to secure financing before an offer is made.

Would the best practice be to form a new LLC where all four of us are managing members?

It takes a lot of life experience and finesse to deal with people coping with huge life struggles.If I were young and starting out, I'd offer paid services for clean outs and basic staging/moving around furniture.

As others have said, almost all DSCR loans offer loans for warrantable condos.

For new commercial development often times the improvement is not fully taxed for perhaps up to 10 years depending on the state and what programs they offer in that regard.
