My wife and I are relocating, have found a lovely home for ourselves, just received the home inspection...Aside from some minor to moderate issues...Polybutylene piping is in the home...House is approx 2,200 sq. feet...Assuming we can come to a meeting of the mind with other issues, what do you feel cost to remediate this plumbing?

I guess the same could be accomplished with automobiles and other typical tax write offs.In summary, what might advantages or disadvantages of leaving the wives off on putting them on the LLC?

Analyzing as a combined property makes the most sense and meets my criteria.  

If monthly rental income is less than 1% of the Purchase price it starts getting hard to meet minimum cash flow criteria.
