I have someone that collects small accounts for me here in Michigan where he's licensed as an attorney, but I don't know if he works in other states.

Mine are conventional but I sent All bank statementsBrokerage and retirement account statementsLast 3 paystubs and I sent a new one every 2 weeksLease and proof of paymentCopy of my drivers licenseTons of random forms they kept having me signI also have a good relationship with my loan officer so she just texts me to look at my portal anytime they need something so there aren’t delays.  

I have wondered though if there are government grants/tax credits for providing internet to low income tenants.

You want an accountant who can help you strategize and who is responsive when you want to know the tax consequences of the decisions you are making throughout the year.Good luck in your search.

You're not going to be able to share an account.

Yes, you have equity going in, but you also have $120k in renovation costs; what is your expected ARV and equity position after you spend the $120k, and does that $120k take into account the holding costs to do those renovations? 

On the front end of investing I strongly recommend having a separate bank account and not comingling rental funds/expenses and personal funds/transactions.
